When choosing an emerging market investment opportunity, one has to be careful when managing the risk to which your money is exposed.

Overdevelopment, currency risk, political instability and difficult air access are all contibuting factors to a risky investment overseas.

We believe Montenegro offers a controlled risk investment opportunity for the following reasons:

- High Mountains rising over the sea provide for a small 'flat' strip of land available to build on. This will protect the country from Overdevelopment.
- Development Zone: The Montenegrin Goverment have retained foreign planning consultants and town planners to 'zone' the entire Montenegrin Coast to control building in a move to protect the spectacular coastline from over development and unsensitive building.
-Cleanest Beaches in the Adriatic: Tourism is the driving force behind Montenegro's ever increasing GDP. The quality and cleanliness of the beaches are notorious around Europe and attract many tourists. This coupled with an excellent year
-round climate provides for a consistent level of tourism which for those of you considering renting your property, is of paramount importance.
-Price: Montenegro property is still on average approximately one third lower in price than Croatia and considerably lower than other European locations.
- EU: There is a strong possibility that Montenegro will join the EU in the not too distant future.
- Political Stability: Montenegro's new government has publically set its primary objective of integrating the country in the EU and NATO. Already on the verge of joing the World Bank and the IMF Montenegro is due to sign a stabilisation agreement with the EU in 2007.
- Favourable Taxation: Clients are advised to take independant advice on their personal tax situation, but Montenegro has attractive taxation policies for foreign buyers in comparison with other European countries.
- Return on Investment: Currently the Montegrin coastal property market is growing at 30% or more per annum.
-Air travel: The bay of Kotor (around which our developments are situated) is situated within 40 minutes drive from Dubrovnik airport in Croata, which in turn is a 2 hour flight from London. Budget airlines including Ryanair are expected to begin regular direct flights to Tivat airport in Montenegro very soon. This will increase tourism traffic to the area substantially.
